How to Lease Property for Cell Phone Towers
- 1). Find a cell phone tower company that accepts requests to lease property. There are companies on the Internet that allow lease inquiries via their site, or you may contact your local cell phone company to attempt to acquire contact information. Not all companies, however, will accept an offer to lease property, since many of them depend on their qualified personnel to determine prime locations for towers and contact the landowner themselves.
- 2). Review the leasing company guidelines which may be posted on its website to determine if your property qualifies for a tower lease. The company will require, among other things, that leased property be the appropriate size, be zoned correctly, be located in an adequately populated area and have good access to a public road.
- 3). Complete the application to submit your property for consideration if it meets the company requirements. The application forms may often be found on the company website and will require your contact information along with a brief description of your property and its location.
- 4). Wait for the representative to contact you. It you are not contacted after your application has been submitted, you may assume the company does not wish to lease your property at that time. In the event you are contacted by the representative, he may request that you enter into a lease agreement. The terms of the lease, as with many agreements, may be negotiable.
- 5). Contact an attorney familiar with cell tower leases to review any offer or agreement presented to you by the company. The advice of an attorney could become invaluable if contract negotiations are necessary. The terms of the lease will address issues such as the amount of rent you receive, how long the lease will last, how the property will be used, how the company will enter the property and where utility lines may be run.
- 6). Sign the lease. You, along with the appropriate authorities from the company, will sign the finalized lease agreement once all parties are satisfied with its terms and conditions. Be sure to keep a copy of the completed lease for your records.
