How to Evict a Tenant Without an Eviction Attorney

    • 1). Serve the tenant with a formal letter that informs him that his rent has not been paid. Instead of writing the letter yourself, do a little bit of internet research, you can usually find a fill-in-the-blank style form letter on the internet to make sure that the letter meets all of the legal requirements for your state. These letters are usually called notice of nonpayment of rent letters.

    • 2). Keep a copy of the letter for yourself, and send a copy of it to your tenant through certified mail. This will help to ensure that there is a record of your having notified your tenant of his nonpayment of rent.

    • 3). After a period of time, which varies from state to state, you can inform your tenant that he has broken the lease because of the nonpayment of rent. At this point you can use another certified letter to demand that he vacate the property.
