New York Real Estate License Requirements

    Age Requirement

    • In order to enter into a contract of any kind, you must be of the age of majority, and in New York that is 18 years of age. Since you will be writing a lot of contracts, you must be at least 18 years old to become a real estate agent.

    Legal Requirement

    • You cannot have any felony charges against you. There may be some exceptions that apply to this requirement. An exception can occur if there is no direct relationship between the criminal offense and the real estate license, or if the license does not involve a unreasonable risk to persons or property. However, if either of these exceptions applies, it is at the broker's discretion to deny the license. Consult the website of the New York Department of State, Division of Licensing Services, to see if the exceptions apply to you.

    Education

      Prospective agents must complete a 75-hour salesperson course. One of the many schools offering these courses is New York Real Estate Institute. It is located at various locations throughout the state of New York. New York Real Estate Institute is open seven days a week and offers morning, afternoon and evening classes. The classes that start daily are fully accredited by New York State. You can finish the course in a minimum of two weeks and a maximum of four months. For more information visit their website at http://www.nyrei.com. Upon completion of the course, candidates must pass the test given by your school. If you pass, you will receive a Certification of Satisfactory Completion.

    State Licensing Exam

    • The next step is taking and passing the New York State Salesperson Exam. This test consists of both state and national questions, so be prepared. You must pass both in order to get your license.

    Broker Sponsorship

    • Finally, agents cannot hold an individual license so they must find a broker. The state will send your license to the sponsoring broker once you have completed your application and submitted it with a processing fee. Applications are submitted to The NYS Department of State Division of Licensing Services in Albany, NY.
