How to Cancel a Rental Contract

    • 1). Read through your rental agreement's cancellation section. Note how much notice you must give before you move out, any cancellation fees, policies on paying the remainder of the rent and subletting policies. There may also be subletting fees associated with finding someone to sublease for the remainder of your contract.

    • 2). Provide written notice to your landlord of your planned move-out date, usually at least 30 days before you leave. Send a copy of the letter, signed by you, by certified mail to ensure delivery to your landlord. Keep a copy for your records.

    • 3). Complete a rental contract termination agreement with your landlord. Sign it and ask your landlord to sign it as well. Retain a signed copy for yourself. A sample rental contract termination agreement can be found at the Peoples Law website.

    • 4). Continue to pay rent if you are leaving the property before the end of your contract. You are still liable for rent until the end of your lease in most cases. However, if someone to sublet can be found for the property, you may not have to finish paying rent for the term of the contract.
