Rural Recreational Properties

For many years, investors had missed land as a good investment opportunity. The primary interest has been in stocks. Everyone almost looked at stocks as the main avenue to make money. But that interest has changed. With the fluctuation in prices and the falling world economies, interest in land as real estate properties has rebound. Now not only will people want land for personal occupation but for income as well. Hitherto, it has been the buying and sale of developed properties such as condos and villas but that has changed. People are not interested in the raw land itself - the undeveloped plot.

Why has this interest soared? Well, the reason looks too obvious. Many people are now becoming interested in outdoor recreation. They would like to go out in the open and have fun. If they should be able to have all the area to themselves and be close to nature for their favorite sports, they will have to go to the countryside. Here they will get the rivers, and creels to engage in angling activities, timberland to hunt deers and mountains to hike on. They would be very happy to be able to do their outdoor activities in a place where they are free roam the length and breadth of nature.

It is therefore beneficial and lucrative for investors to buy raw land and then offer them as recreational plots. They would be interested in buying land and then converting them into hunting grounds to which people can come to rent for their leisure.

Agricultural recreational facilities such as vineyards and dairy farms also hold special interest for vacationers. You can buy a large tract of land with well pastured areas for use as dairy farms. Here you can be able to tend to your cattle and at the same time provide tourism for people who would like to know about the life of a dairy man.

Land will appreciate in the rural areas in the coming years. Many city dwellers feeling the pressure of availability of land soaring prices are looking to the rural areas to buy land. They intend to convert these into residential properties to which they will retire or simply use as vacation houses. For those who live close to the rural areas, they can commute to work and benefit from low cost houses.

Many are also buying land and then developing them into properties for resale. It is one way to avoid the fluctuations in the economy and count on something quite secure.

Land can sell very cheap in the rural area but you should be careful about what you are buying and where you are buying. Not all types of land will be suitable for a particular purpose. If you intend to use the land for recreational activities such as horse riding, you will need a supporting pastureland to support the feeding of the horses. A fishing cottage will require water bodies with the right kind of fish whilst hunting grounds will need a woody area with lots of game.

If you intend to use the land for a vineyard or other agricultural properties, you will need an expert to look into the land use. You will have to consider soil fertility tested also be able to know which kind of crop will suit the intended farm. For example you need a well aerated, loamy and well drained soil for vineyard.

If you intend to use the plot for conversion into a residential facility, you will have to know about the land use regulations of the area. You will know this from the local authorities. They will tell what the zoning of the place is like and to what use you a put the plot of land that you have purchased.

What will be the developmental pattern of the area you are buying the land? To what use will your neighbors put their land? If you have bought land for development into facilities for resale, your neighbors should provide a complementary use. You may have difficulty getting a buyer for a residential property which surroundings are mainly industrial holdings.

If you need to pass through somebody property to reach yours, you would want to settle easement issues.
