Are You Trying to Sell Your House Quickly?

At the moment there are record numbers of people losing their homes because of foreclosure.
If you are in danger of this happening to you, then you need to have a few pointers as to how to list your house so that it has more chance of selling.
The first thing is not to put your house on the market at too high a price.
Houses are not worth even what they were a year ago, so set a realistic price for your home.
When you are putting a price on it, then round it down.
For example if your house is worth 254,000 then list it as 250,000 - most house search sites put houses into 25000 increments.
Research indicates that the best day for showing your home to prospective buyers is a Friday, and the worst is a Thursday.
It would appear that a buyer viewing on Friday, just before the weekend starts, is more anxious to get the deal sealed and is more likely to make a serious offer.
Make use of the internet to sell your home - list it on all the relevant sites.
This way you should increase the number of potential viewers.
If you are using an agent, check their terms and see whether this will still involve you in fees if you sell via the internet listing.
Try and arrange an open house type viewing day, but only if you have people with you.
Do not attempt to do this on your own - you don't know any of these people and you do not want to put yourself at any kind of risk.
Make sure that one or more adults are in the house with you, this can be family members, friends or your agent.
If you have pets, try and move them elsewhere during viewings, not everyone loves dogs and cats.
Check the outside of your home, does it look clean and well loved? Is the yard tidy? If you know there are other foreclosed homes for sale nearby, then it could be best to wait till they have been sold before putting yours up for sale.
To save yourself money you may want to consider doing it completely without the help of an agent, although on the flip side of this you will not get access to their lists of potential buyers.
Houses that are lived in tend to sell for a better price than a house this is standing empty, so it is going to be beneficial for you to try and sell while you are still in possession.
You need to make your house stand out from any others that may be for sale nearby.
This may be a slightly lower price, or the fact that a buyer can just move straight in.
