Rent Hike - The landlord has right to increase the rent by 10% every year.
The property owner is required to give a notice of 30 days in order to increase rent.
60 days notice is required if you want to increase the rent more than 10%.
Pets - It is advisable to follow no pet rules.
If the landlord allows a tenant to bring a pet, then it is necessary to list every allowed pet in agreement.
These kinds of agreement are made to minimize the risk of disputes.
